The property or the suburb – which one is more important?

As a buyer, it’s natural to get fixated on a suburb. But your ideal suburb might not always be the most viable option for you.

Many people buy into a certain area for the school district. For example, Artarmon Public School and North Sydney Demonstration School are two sought-after public schools.

But unless you need to live in a particular neighbourhood for the school district, a property’s address is not the most important feature. You might be able to get a lot more bang for your buck just a few suburbs over, such as more space, higher quality or a lock-up garage.

Alternatively, something un-renovated in your chosen area could be for you if you’re willing to do the work. Or you might be okay with living on a noisy street in your ideal suburb.

But if you’re not restricted by schools, it’s important to weigh up all the pros and cons of each property, including the location, in order to find a home that best meets your needs.
