Empty nesters are downsizing from the big family home to an apartment or townhouse.

Ideally, they want to move from one property to the other without having to rent or stay with family in between. Navigating this can be tricky, but it’s doable.

There are pros and cons to buying first and selling first. If you buy first, you’ve secured a home you want to move into – you just need to sell in time and for the price you want. If you sell first, you know exactly how much money you have to spend on your new home, but you might not secure a new home in time to avoid a third residence in between moves.

A good real estate agent along with a good lawyer or conveyancer can help make the buying and selling – or selling and buying – journey as seamless as possible. You just need to communicate your needs upfront so they can put move in / move out dates in the contract.
