Yes, you need to plan THIS far ahead

Thinking of selling and/or buying a property before Christmas 2024? You might be surprised to learn that the time to get the ball rolling is NOW.

Let’s break this down…

You need to allow about two months for cosmetic updates or minor renovations to get your property presentable for sale.

Then you need to allow about 2-3 weeks to prepare the marketing campaign, which includes professional photography, floor plan and copywriting. It might even include drone photography or a video depending on the calibre of your property.

So, that’s nearly three months before you’re even on the market. That takes you up to spring – and winter hasn’t even begun yet.

If you sell in September, that gives you two months to purchase a new property and move in before Christmas. The absolute minimum amount of time between purchase and move-in is four weeks. It’s more likely to be six to eight weeks. Alternatively, if you plan to move into a rental property, that can take just as long to secure – if not longer.

The benefit of selling before spring is there are usually fewer properties on the market, which means less competition. And the benefit of purchasing in spring is there are usually more properties on the market, which means you have more choice.
